Here are the steps you need to take to get off to a smooth start:

1. Get security access privileges for FRONT GATE and POOL area.
For your gate opener and complete details, email [email protected] .
NOTE: It is your responsibility to follow security access procedures for everyone's safety.
The proper procedures are covered in the "Community Info" tab on the Home page. 

 2. Register on this website.
It is very important to register on this site to have access all the community content, and it is Bent Tree's email tool for all updates and happenings. 
On the Home page, click on "REGISTER" at the top right corner. Register only one account per household, but you may register several emails to the one household account.  Do not open a second account for another occupant.  Once you submit, you should be approved within 24 hours or less. If you have questions or problems, email [email protected] 

3. Please read our ARC GUIDELINES before modifying any features of your home exterior, landscaping or lot (trees included). 
One of the main purposes of an HOA is to ensure consistent upkeep to preserve property values, so your cooperation is appreciated by all. If you have questions or problems email [email protected] 
Go to the "Architectural Rules & Regulations" for details. (Or from the "Home" page, go to "Community Info" then "Community Documents" to find them.) Click here for an ARC or Landscape Modification form to start an application.

4. Trash and Recycling: For a trash can (if you need one) go to the GFL website or call 910-253-4177 (Note: Trash bins and trash pickup are free.) For a recycling can contact [email protected] (note: there is an annual fee for this service at our group discount rate).

5.How to pay your HOA fees: You pay your fees directly to our management company, CAM-OIB. To set up your payments and get complete details, register on the CAM-OIB website https://camoib.cincwebaxis.com to access the system. Once registered on the CAM-OIB site, you can log in, click on “Pay Assessments” then choose a payment method. Please email any questions or concerns you have to [email protected] or [email protected].

6. If you plan to rent your Bent Tree residence, you'll need to notify the HOA by going to the "Residence Rental Form" page on our website to complete and submit the form. You should know that our Master Declaration limits renting to be no less than a 90-day period. The only exception is a “home-stay” style rental for up to one week in an owner-occupied residence where the owner must be present for the entire rental period...which does not require HOA notification.

7. Golf Carts: For safety and liability reasons, it is advisable to complete our Golf Cart Release form (available in the HOA FORMS folder on our website), to get a decal for your golf cart. A street-legal golf cart is not required for use in Bent Tree Plantation. Be aware that even street-legal golf carts cannot be driven out of our entrance because the speed limit on Beach Rd (Rt 179) is 55 mph. The law prohibits golf carts on roads which exceed a speed limit of 45 mph. 
The HOA also asks owners to make responsible decisions regarding the operation of a golf cart… Please obey all traffic signs and pull over to allow vehicles to pass. The HOA does NOT condone under-age drivers operating golf carts, especially unaccompanied. Driving golf carts on HOA green spaces is prohibited.

8. HOA Board Structure: Our HOA Board has five volunteer members to conduct the daily business of running our community. Members are encouraged to run for open seats as our low HOA dues are largely dependent on maintaining a volunteer Board. A term is two years and our annual elections are held every November which alternate yearly between two and three Board positions.

9. Clubs and Committees: Bent Tree has various groups and events for our members to participate in that help bond our community. We have an HOA sponsored Social Committee that organizes regular neighborhood events. Ladies can join the Bent Tree Women’s Club and there are several volunteer committees that do neighborhood improvements and charitable work.
